Your Tenancy
Tenants
- Most people who rent their home are in an assured shorthold tenancy (AST), but other agreements do exist which have different levels of rights.
- The tenancy details basic rights provided under the current legislation, other conditions may be added into the tenancy agreement.
- The tenancy agreement is signed by both the tenant and landlord, both will receive a copy of the signed agreement.
- A tenant has the right to live in their home without being disturbed. The landlord and other people cannot enter freely when they wish and must seek permission to visit – typically at least 24 hours at a mutually convenient time.
Responsibilities
Tenants
- Tenants must keep within the terms of their tenancy agreement. We advise you dully read the agreement and keep it in a safe place.
- General conditions mean rent should be paid, in full and on-time, you take care of the property and inform the management agent / landlord if repairs need to be carried out., allowing access for works to be carried out.
- During the term of the tenancy the tenant is required to pay for gas, electricity, water, telephone charges and Council Tax unless otherwise stated. Tenants should contact the utility companies directly to ensure that the supplies are transferred into their name and are not disconnected.
- Tenants should inform the management agent / landlord if they plan to leave their home empty for up to a fortnight.
Initial Monies
Tenants
Prior to the commencement of the tenancy, the initial monies will be required in cleared funds of:
- The first months rental payment in advance.
- One month deposit unless stated otherwise – usually held by the Deposit Protection Service .
- Administration fee – this is dependent on the tenancy term and conditions.
Repairs
Tenants
- Landlords must have a valid gas safety certificate for every gas appliance. Furniture should be fire resistant to current regulations if property is furnished.
- Property must have a valid Energy Performance Certificate (EPC) and an Electrical Safety Certificate that is effective from July 1st 2020.
- Landlords are required to adequately licence the property as required.
Rent
Tenants
- The rent level and agreed payment due date will be documented in the tenancy agreement.
- The agreed rent must be paid on time or landlords may take court action to have the tenant evicted.
Notice and eviction
Tenants
- Tenants within a fixed-term can only end the tenancy during that time if their tenancy agreement says so. This will depend upon the agreed notice period and maybe subject to early termination penalty fees.
- Ideal Quarters will contact you approximately two to three months before the expiry date of your tenancy to establish what your plans are for remaining in the property. Should you wish to renew we will negotiate the terms of the renewal with your landlord. However, should you wish to seek alternative accommodation to rent or to buy we will be very happy to assist you in your search.
